It is a next-generation operating platform for multifamily, managing over 50,000 homes across 31 markets and representing $20bn in asset value.
Arqline brings together RKW Residential and A Residential under a single operating model and management identity, combining decades of property management experience with Alfred’s technology foundation.

Through five acquisitions, including RKW Residential in 2022 and the 2025 Quarterra Living merger, Alfred embedded over 30 years of combined expertise across 31 markets into Arqline, to show that technology and operations can improve both resident experience and property returns at scale.
The platform is built on core capabilities, Arqline’s AI engine supports onsite teams in real time, using operating data and workflows from across the portfolio to guide decision-making, standardise execution, and reduce time spent navigating systems and processes.
Arqline connects marketing, operations, financials, and resident engagement into a single data model, giving operators real-time visibility into performance across their portfolio and the ability to act on it quickly.
The centralised approach of Arqline is already live across select communities. Pilot programs have generated 6% to 10%+ net operating income improvement per property, while reducing onsite administrative workload and allowing teams to focus on higher-impact work.
Arqline currently manages more than 50,000 homes across 31 markets nationwide and is designed to scale, with a path to 100,000 homes under management.
