AI-native platform for land acquisition and development analysis – Prophetic – has secured a nationwide deployment agreement with D.R. Horton, the largest homebuilder in the United States. The platform will be rolled out across over 30 states, marking one of the most extensive applications of artificial intelligence (AI) in residential development to date. The move is intended to accelerate land decisions and help increase housing supply at a time of sustained national demand.
“Prophetic was built for this moment. Housing demand is outpacing supply across the US, and land teams need rapid discovery and faster site evaluation, turning thousands of pages of zoning rules and parcel data into clear, verifiable buy-or-don’t-buy decisions. Our AI platform lets teams evaluate dramatically more opportunities in less time, supporting growth across markets.”
Oliver Alexander, Founder and CEO, Prophetic
The deployment comes as the US housing market faces a severe shortage. A recent analysis published by Zillow®, based on newly released Census data, suggests the country is short by 4.7 million homes. Builders continue to face pressure to bring units to market quickly, yet manual diligence and vast local zoning rulebooks remain significant obstacles.
Prophetic’s system aggregates zoning regulations, environmental data and parcel-level records into a single AI model capable of producing instant, verifiable assessments of site potential. The company reports that its users have already analysed 183,000 parcels across 20 states, identifying over 3,000 high-potential sites which are either under pursuit or already acquired. Processes that once took weeks can now be completed in minutes, enabling organisations to screen substantially more opportunities at national scale.
“One of the largest challenges to providing affordable housing is the identification, acquisition and entitlement of land suitable for development. We are confident the insights provided by Prophetic are going to help us expand homeownership opportunities for hard-working American individuals and families.”
Jason Jones, VP Data Analytics at D.R. Horton
The platform brings together modules including ZoneAI™, SiteAI™, DevMap™, DealDesk™ and SearchAI™, allowing land teams to produce zoning-aware site plans, yield estimates and consistent go/no-go decisions rapidly. Prophetic says this level of consistency enables developers, engineering firms, homebuilders and brokerages to evaluate more opportunities with confidence.
Prophetic positions itself as an AI-native system designed for development feasibility, planning and land acquisition. Its approach unifies zoning intelligence, environmental diligence, ownership data and automated site planning into a single workflow aimed at unlocking more viable projects and supporting industry-wide growth.
