Nurtur launches new live listings AI tool

Nurtur has launched an AI voice feature to surface live property listings during phone calls.

Nurtur has expanded its AI Voice platform with a new capability that enables callers to access an estate agent’s live property listings in real time during a phone conversation.

The enhancement allows prospective buyers to ask natural, conversational questions about available homes – whether broad requests such as a three-bedroom house in a specific area, or more tailored criteria such as properties with strong views or proximity to well-rated schools.

The AI responds instantly using the agent’s own current stock, providing key details including location, price range, bedrooms and standout features.

The development reflects a shift in how buyers engage with agents. Rather than browsing listings first and calling later, many enquiries now begin with a question. The system is designed to mirror how those conversations unfold in practice, delivering relevant property information immediately while maintaining a natural call flow.

According to Nurtur, the AI Voice platform has already processed over 16,000 calls, with an average duration of one minute and 35 seconds. Common use cases include handling inbound enquiries outside office hours, qualifying buyer and seller leads, responding to mortgage-related questions and managing tenant requests.

By automating the initial information stage of an enquiry, the system allows negotiators to concentrate on higher-value activity, including progressing viewings and managing serious offers.

When a caller expresses interest in a particular property, the AI can gather preferred viewing times, collect contact information or transfer the conversation to a member of the team.

Crucially, results are limited to the agency’s own listings, ensuring that enquiries remain focused on available stock rather than redirecting traffic to third-party portals.

Unlike general property search tools, the feature operates exclusively on each agency’s own data. Listing information is structured into an AI-compatible format so it can be retrieved accurately during live conversations, while remaining under the agent’s control.

Nurtur states that property data used by the system is not used to train external AI models, is not published beyond the agency’s environment and does not interfere with website search rankings or organic visibility. Agency websites continue to act as the primary indexed source of property information.

The company positions the live listings functionality as a support mechanism rather than a substitute for human negotiators – enabling teams to respond instantly at the point of enquiry, before moving qualified leads into more personalised interactions.
