Billee Technologies secures funding to transform utility management in multifamily sector

Billee Technologies has raised $9.15m in seed funding to tackle one of multifamily real estate’s most persistent operational challenges: utility billing. 

The round was led by RET Ventures, with participation from strategic industry investors, marking a significant step in the startup’s mission to modernise outdated processes through AI and automation.

Founded by PropTech entrepreneur John Hinckley, a third-time founder known for scaling Modern Message before its acquisition by RealPage, Billee Technologies offers an AI-driven platform designed to eliminate the inefficiencies of manual utility billing. 

Traditional workflows often rely on spreadsheets and untrained staff, leading to errors, compliance issues, and missed revenue opportunities. Billee’s system streamlines data ingestion, flags anomalies automatically, ensures compliance, and introduces agentic AI capabilities for real-time resident support and intelligent bill audits.

The platform is already in use across a growing number of multifamily communities. Early deployments have reported savings of up to 52%, with one property recovering nearly $240,000 annually after Billee Technologies uncovered a billing error left undetected for over three years.

The company will use the new capital to expand its R&D team and further refine its platform. Backed by an experienced leadership team drawn from Hinckley’s earlier PropTech ventures, Billee Technologies aims to set a new benchmark in utility billing efficiency and transparency.
